A good resource for information is the Tarion Construction Performance Guidelines. It's worth browsing before your PDI.

For example - There are rules about carpet seams. We all know that seams are not allways invisible but when is a visible carpet seam considered unacceptable?

The guideline will tell you that the backing at the bottom of the carpet at the seams must be tightly fitted together. If they do not then the seam is considered unacceptable and must be repaired. This must be identified at the PDI so be on your toes.

Here is the rule re carpet seams.

Article Number: 12.4
Condition: CARPET SEAM IS VISIBLE
Acceptable Performance/Condition: Carpet seams shall be installed with the backing tightly fitted in accordance with the manufacturer’s specifications.
Warranty: One-Year – Work and Materials • Damaged carpet seams resulting from normal wear and tear or improper maintenance are excluded from the statutory warranty.
Action: Carpet seams not meeting the acceptable condition shall be repaired.
Remarks: Identify any concerns about visible carpet seams on the PDI Form to avoid any suggestion that the problem is one of normal wear and tear. Visibility of carpet seams will vary with type of carpet and varying lighting conditions. Although the backing may be tightly fitted, a seam may remain visible; this is acceptable. Where carpets must be cut to execute floor repairs, seams in the repair area may be more visible. Location of carpet seams may vary due to predetermined manufactured widths and installation restrictions and are discretionary. Seams around pickets and end caps on stairs are often visible.

Just to clarify, Tarion statement says - "As a general rule, the inspection may take up to one hour for 1000 square feet".

However, this general rule applies to all new homes including town-homes, condos, detached homes, and detached homes with energy-star features.

So, if there was ever a house that would need the maximum amount of time for the PDI, that would be any detached home with energy-star features.

The point here is to not be rushed through the PDI.

went by the site again today....my white car is now officially completely covered in mud and will probably stay like that for another year! tiling is done and now the painting is in progress, exciting to see all the work.

can't wait to see the red bows on the doors soon!

I think there might be two different security guys - who look a lot alike....some days, I have gone and he is super friendly, more rarely, I have gone and the guy will barely look our way.
Last weekend I went and I was about to pull up the street and he started honking. So I stopped and pulled up beside his car and he just ignored me. He finally rolled his window down a crack and told me I could park and walk in (despite the barricade being open). Strange. Have you bribed him with chocolate yet, Dilex? Make sure you say it's from ALL of us! LOL
#1, Oliver might be interested in the hockey pool. Can you email me the info aobut it and I'll pass it on to Oliver?

We went by the site yesterday afternoon. They fixed the hose bib and moved it up front. Spoke to Andrew and another chap that will be taking over for Shane because hes been moved to the Brampton site. Told me the pickets and handrails will be fixed, along with the nosing leading into the laundry room which is not level with the tile. Also found one of the pipes for the 3 piece rough in sheared off so now the pipe is level with the cement. THey also havent installed the inserts in our upstairs main bathroom.

Other than those items and cosmetic items, we have all the tile, carpeting and stairs in, cabinets are in as well. Our driveway is stoned, but doesn't look right because I think it cuts into Lot #2 land because all the materials are still laid on the front of our lot. Closing is coming in 3 weeks... :roll:

So far for the hockey pool:

To me, group buys for a "service" does not allways make sense. It's not like a product that is sitting on a shelf that a person is looking to get rid of.

So, group buys make sense with widgets, maybe even Air Conditioners, but that is only because the product can be bought for less in quantity.

For a while I also offered a group buy rate on inspections but I noticed that it was allways difficult for the organizer to set up and to get things going. In the end, most people just got their own inspections booked when they were ready.

The only group buy that worked out well that I know of was a row of 6 town-homes. I inspected 5 of these homes and offered a group buy discount. In this case though, I did all the inspections in 2 days and I was able to inspect the roof for all the homes at one time.

Personally, I have just kept my rates reasonable for everyone in Milton. When I got my Infrared camera, I kept my rates the same. In fact, I have not raised my rates for the past four years. As I said in a previous post, I also charge a premium of 40 to $60. to inspect homes in Cambridge, Guelph, and the Brampton area.

That's an awesome story, Jen and Johnny. He was in a mood this weekend for sure! But We went by yesterday......and he let us in :D

We went by Saturday and he told us that "Tom said I can't let anyone in the houses locked today." And then he told us to come by on Sunday. So Oliver asked him, "if we come by Sunday, will you let us in" and he nodded.
So we go by Sunday and he says to go check our house (telling us we have to park at the end of the street and walk, which we do with two small children in tow.) So we walk up the street to find our house locked. I walk back up the street, tell the security who is having a big fight with a van of trades guys who just want to get in to mix up something for tomorrow or something like that. The security guy physically stands in the way so they can't drive by. Anyway, that's a sidebar. Eventually, he is done fighting with the very frustrated trades and I tell him that our house is locked can you please unlock it and he says shakes his head. I tell him that we were by yesterday, blah blah and he just shakes his head. So Oliver joins me, has the SAME conversation with the security guy and he readily agrees to unlock our house.

Anyway, that's our long saga. He has keys. He's just difficult. He told us 5 minutes, we were probably about 20 and when we came up from the basement, he was in our house ready to herd us out.
I think I'm going to give up on weekends and just go by when they are doing work in it during the week.

don't take it the wrong way, I am fan of your work, I am inquiring about a group rate as our street was interested in one.

I am closing in end of Jan 2011. I can already see us calling you for an appointment. Once the closing date is finalized, I will then make arrangements with you.

I'm not bothered at all by you looking for group rates. I totally understand how expensive everything is when moving into a new home.

My initial thought came to me when I saw that you were waiting for a while for a reply from Carole and I imagined her trying to figure out how to discount her price. I also saw that you were you putting allot of time and effort into the whole thing.

I'm so jealous, A&A!! Don't you close the week after us? The only things done in ours are the floor tiles and the baseboards and trim and most of the interior doors. We have our PDI on November 3rd - still need wall tiles, cupboards, sinks, countertops, toilets, light fixtures, carpets, stairs stain, paint, hopefully the back mini deck for our lookout and our front porch, not to mention all the things I am forgetting......are they really going to get all of that done?
