Hi Coombsters,

Question for you all,
we have a glass shower, and I have cleaned it with bathroom cleaner (scrubbing bubbles) and then windexed it down.

and there was still a film left on the glass. Any suggestions as to how I can bring it back to a clear, clean look again?

I think those cloths that the window cleaners use would be helpful, not sure where to find one though...

I only use Stoner Invisible Glass. Cleans great and leaves a nice shine. :D

we squeegee our glass door after every use and it seems to do the trick, gets rid of the soap and water easily.

anyone else notice.....there were a few guys (contractors Im sure) climbing on to the roofs of homes (including mine) called both the warranty and construction office...and they had no clue why it was happening :?

I was on a Coombs Court roof today. While there, I talked to a roofer who was walking around with a tube of roofing sealant. They are sealing the exposed nail-heads on the roofs. This is a Tarion requirement. Most exposed nail-heads are at roof vents and at roof ridges.

Thanks for the info. I think someone was on mine today.
Now that's it's been windy this week, I can hear occasional banging inside my stove hood fan - every 10 minutes or so.
Also, in our shower, I can often hear a tapping sound which I assume is from the fan.
Should this really be happening? Anything we can do to correct? Anyone else finding this?

yeah they were on our roof today as well....jumping around from one peak to another with no harnesses! we had them nail down a few loose areas and replace a couple of shingles that looked frayed. with the crazy winds tonight, it will be a good test to see if any of the shingles fly off:)

Amy: Our hood fan vent exhaust is flapping like crazy tonight, it is so loud and annoying!

You can purchase a cover to stop the flapping from Rona for $26. I plan to install a few in the spring.

Hi everyone,

had some leak issues in the basement this week....talked to Andy (Halton Inspection Services)....who has been a great help by the way...

The leak is due to the fact that the lot grading is not complete....however, Mattamy is notorious of doing a POOR JOB of grading (my friend lives south of Derry on Savoline which is proof enough)....which I am sure will happen some time during the spring for our street.

Apparently, it has been going on for some time with previous Mattamy Milton projects...
One thing we should all ask for is that we try to ask Mattamy for Sod (grass) on the sides of the homes.....instead of that gravel (not sure if they will oblige, but if we all ask it may happen). This would allow us to monitor the land and later on we could do our own landscaping....ONCE the gravel is poured we can't see the grading/land so we would not know if the grading is done correctly. Essentially, gravel can look like a 'V shape swale' which is what you want for the land as well. Thus, the grading underneath can be a piss poor job.....very deceiving...and we must be aware...

One thing that is crucial is that between the homes we should all ask for a 'V shaped Swale' that will direct water either to the front or rear of the homes (basically not have the water hitting the sides/foundations of our homes)....

We should ask for the 'v shaped swale' before they do the SIDES of the homes to ensure proper dissemination of the water.

We should also try to reach out to the Milton Engineering Dept to get them out and to inspect the grading work when it is underway, this is an extra check to ensure a proper grading job is done.

In the Ontario Build Code NO WHERE does it say that water is allowed to disseminate onto the foundation of the home....it states 'the building shall be located on the site that the water will not accumulate and the water will be directed away'....I am sure Andy's post will word for word explain it....
Additionally, Mattamy stated that Mattamy/Milton mutually agreed that they do not have to do the proper grading...
The town of Milton of course stated that they never agreed to it, however they don't get off their asses (whereas in Cambridge and Brampton are proactive and inspect while grading is being completed)....so I guess the town of Milton (Engineering dept) needs a kick in the butt too....I believe the idea is to be proactive.....

Basically, water has to be directed away from the homes (neighbours etc...) how they do that is their business, but what has worked for literally hundreds of years has been the v-shaped swale... If its not done properly we will have leaky basements when the weather gets a bit extreme....so I am hoping we can all ask for the same request so Mattamy & Milton know that we will not accept anything less.

Andy will post something soon in this COOMBS Court thread....PLEASE READ...its really important for all of us on the street to read and understand that we will not accept a poor job of lot grading.

Last spring I posted the article below to warn new home owners to closely monitor how the lot grading is done around, and specifically at the sides of your homes. Before gravel is placed between your homes there should be a well defined V - shaped swale formed to direct water away from the home.

Ontario Building Code Rule - 9.14.6.1. Surface Drainage

(1) The building shall be located or the building site graded so that water will not accumulate at or near the building and will not adversely affect adjacent properties.

Tarion Rule 14.12

The site shall be graded so that water does not accumulate at or near the building. Backfill against a foundation shall be graded to prevent drainage towards the building after settling. Where no grade is specified for a slope, a minimum gradient of 2% is considered acceptable; sodded or gravelled areas may have a minimum gradient of 1%

Proper lot grading is vital for the long term health of your home. Often, during year end warranty inspections I find lot grading issues that are difficult to repair. Plus, builders often dump gravel between homes before the grading ( swale ) is done properly. These problems contribute to chronic moisture conditions caused by water leakage and dampness through the basement foundation walls. This can also contribute to sump pump failures, sewer backups, ponding on your lot, and foundation settlement issues.

The basics are simple. The lot grade must always slope away from your home without negatively effecting the adjacent home. In between homes, there must be a V-shaped "swale" that directs water away from both homes to the front or to the rear of the home. This V-shaped "swale" must be well defined before the gravel is placed between the homes.

As well, the Ontario Building Code requires that your foundation must extend not less than 150 mm or 5 7/8 inches above finished ground level. This keeps siding, bricks, stucco and other similar materials above grade.

Often during inspections the slope of the lot grading is towards the house, yet only a few inches of foundation is visible above grade. This creates a huge problem because the simple fix, adding soil near the house and sloping the lot away from the house, is now not possible. In cases like this the whole yard should be re-graded to fix the problem.

All I can say is this -

1) Don't allow your builder to dump gravel between your homes unless there is a well defined V-shaped swale directing water away from both homes towards the front or rear of the lot.

2) Don't allow your builder to lay sod down unless you can see that the lot is graded in a way that will direct water away from your home without negatively effecting other homes.

3) Don't allow your builder to grade too high up on your foundation wall. Code requires that you are able to visually see a minimum 5 3/4 inches of your foundation walls and that the foundation extends above grade.

4) Before your builder fills the window wells with gravel, confirm that the weeping tile ( a black pipe full of gravel at the bottom of the well ) is visible and not buried in the dirt, missing, or clogged with mud.

5) Don't have your A/C systems installed until after the lot grading has been done. The unit will interfere with the people doing the lot grading and create a low area under and around the A/C unit. If you already have an A/C unit then make sure that the grading is done properly under the unit and when the workers have finished, check the unit for damage.
