After selling Conditionally THREE times, this house is now sold FIRM.
Thanks to the sellers for their patience... we ran into two rounds of buyers that were either forced into the deal by their buyers agents, or simply didn't have the correct information for the bank to get them their approval on time. (OR just backed out pretending to have a reason).

There are ways to buffer yourself against these types of buyers having an impact. It is happening a lot more in the past year or so - prepare yourself with knowledge -- if you're curious, ask anytime!

No kidding, Sam... It is happening a LOT more lately, so to combat this I am actually making a change to the standard contract to protect my clients from buyers that use the current industry standard wording as an excuse to get out for whatever reason they want.

Thanks Fred for helping us sell our first home! What a roller coaster it was! But with the reassurance from you and your team we worked through the THREE offers and finally came out the other side.

I am happy to hear you are working on a change to the standard contract to protect against this going forward.
