Finally sold after listing for over a month (3 weeks from comfree & 3 weeks with Leon Vayman from iPro Realty).

Lesson learned - never sell in Fall again.

It took Leon and I for 3 weeks to finally come to the right price where offers started to come in, personally, I think I would have been a better situation if I defer the sale in early spring (might have gotten another 15k to 20k). However, I don't have the luxury to do that this time due to closing on the new home. Oct to Nov has been really sluggish and with everyone in my area dropping their prices, definitely not helping the situation at all.

Thanks to Leon for baring with me throughout the process and keep coming back every week to re-visit the situation and explain the pros and cons. Not only he has given advice on the staging process, he has actually helped us move furnitures around in order to show the home better. I have personally struggled with reducing the listing price, but Leon has done a great job assessing the situation and justify the price reduction. Overall, I am very satisfied with Leon's service and glad he was able to move my property with a very tight deadline.

Last but not least, I would also like to take this opportunity to thank Fred D for recommending a listing price that we should start at even after we have decided not to go with him. I guess he is the no.1 guy in Milton for a reason.
