Most people know my commission rates are right in the middle - not the lowest, not the highest - fair and I enjoy working hard for it.
You're right, a house can "sell itself", but I like to bust my butt to try to sell them for as high as possible, because just "selling itself" isn't good enough for me.
What's better on a 500k house:
A) a 1% agent listing it for $489k, "selling itself" for $491 in 2 days "over asking" , or
B) a different agent with a slightly higher commission of a few k, doing everything he can to sell for over 500k?
In one situation I recommended a list price of almost $200k HIGHER than another local agent - yes that is not a typo. Here is the review:

Call or email anytime and I'll explain how it all works (I am not allowed to write about it publicly) -- arm yourself with as much information before deciding, and at least you know you've made the right decision either way!
