To answer question #2 here's my opinion from the last phase assuming they use the same system... You won't have to be there that early. You're going to have to wait for them to call your number anyways so you might have to wait a bit and might not get in right away. I would definitely suggest being there before 8am but 6am is to early. Maybe be there for 7:30-7:45.

Factors that you should take into consideration when choosing your lot would be things like:

The street its on and whether or not it will be a very active road based on the layout of other roads that lead in and out of your area.
The proximity to the surroundings like the schools, parks, and water channels.
They will probably not have the details about where Hydrants, Streetlights and side walks will be but you can try to make an educated guess.
Be aware that Electrical Boxes, Service Pedestals, Community Mailboxes etc. are typically at the end of roads/streets and near corner homes.

The lots that have an obvious advantage will have a lot premium and they will explain why they have a premium.
These are all things to take into consideration.

Hi everyone
New here, finding some really helpful stuff!
Any idea what lot premiums were like last time around for 43' backing onto the creek/greenspace?

Also, suggestions on 9' second floor ceilings: does it make a difference? Does anyone know the cost?

We'll be there this weekend, just preparing myself for stickershock

The premiums were about $40k for the regular size lots...probably more for the bigger size lots.

The 9' second floor ceilings look great especially when it comes with taller doors as well. But of course its extra space as well you have to heat/cool. I think affordability is probably the most common reason people dont get it. The cost for 43' lots for 9' ceilings were from $11,085-$13,995.

I though so too, together with hardwood floor, 5k discount and 10k for design center.

Another question I had is that I see "firm and binding" everywhere. Is there no cooling off period with these homes? We're pretty intent on buying but want to know our options

Unfortunately no there isn't. I asked about that last year but it's firm and binding once you sign that paper.

What about the 14 day pre-approval condition?
Do they just keep your $20k deposit if you don't get pre-approved in 14 days?

I was told by a Mortgage specialist last week at RBC that they would most likely have someone on site pre-approving people.

I know it's last minute but you may want to try to get into seeing someone at your local bank branch.

Might I also suggest you look online to the different bank sites. Their programs are pretty good, and you can make mortgage calculations of what your payments would be on a weekly basis and how much you can afford. I deal with RBC and I know there website is really good. Have a look.

As for the question about do you loose your 20K deposit, that is a good question, I don't know the answer too. But I think if you do your research before, then you should know if you can afford the home you are looking at.

the entry to garage from inside
the side door

What are the chances, I won't get this. Has this happened often before?
