Hello everyone,

I see some water leak each time it rains from the bottom of the side wall. I ripped the insulation away and inspected it. There are no visible cracks. I was wondering if anyone has experienced something similar who could advise as to how it needs to be tackled. (I don't want the contractors tell me stories and take advantage). I have attached a picture below which shows the bottom of the wall still a bit damp and the trace of the water trickle from previous rain day is barely visible on the floor. (when i took the picture the little stream of water had dried out).

I know there are affordable and reliable crack repairs available. However, as I mentioned, there doesn't seem to be crack on the wall.

Hi there, I had the same issue.
It turns out the builders left the metal pegs in the concrete when it was forming.
Looking at your picture, I can see two rusted metal pegs mid-way up your wall.
I suspect there is another one down below where the concrete is saturated.
The builders came and removed the pegs and filled the hole with a resin injection.
Mine was under Tarion Warranty when it happened.

Good luck.

Thank you for your reply.

I am past the warranty (mine was handed over in 2013).

so if i understood you correctly, in your case, it involved digging/excavation. That's what i feared :x

No digging or excavation of any sort. It was done from inside the home. They ripped out (and replaced) the insulation, drilled from inside and injected the resin. It has stood the test of time. This happened in 2007/2008-ish and I haven't had an issue since.
