As a homeowner, you must do your homework & your agents motivation cannot be for a quick sale. It is so disappointing to see homes listed & sold for far less than their value.
I have just seen a model like ours listed for sale at close to $170K less than what ours sold for (we had a finished bsmnt & backing onto green space so this makes up for some but not all).
In our case, we interviewed with 3 agents, one agent who is very well known on this forum & in town, suggested we list in the mid 600's. With Fred's guidance & confidence we listed for close to $200K over that & sold within 2 weeks !
